For a long time I went through a real estate agent to find me rental properties, then the real estate agent then would help me swing a deal & get the property, i realized that real estate agencies don’t entirely guess anything.
The woman showed up late, knew little about the property & took a percentage of the sale.
She was consistently motivated to sell, not find the best deal for me. I started reading the way of the game. I chop out real estate agents whenever possible now; Why should they get a percentage for doing nothing? I desperately want our partner to become a real estate agent so all the money can stay in the same family, and honestly, our number one deals are when I can find homes for sale that are strictly currency. That way I eliminate the real estate agent, all the paperwork & financial aspects. It is more straightforward & clean. There seems to be less time invested as well. I have found that I am good at finding residential homes for sale, duplexes for sale & even commercial real estate. I just need to be patient & dig around. I also consistently check zillow to see if there is anything modern up & coming. I am consistently willing to tour or chat with a seller too, you never guess when you have the next good deal on your hands. It pays to be patient, check the whole property over & get the best possible deal. I also try to save money when I can, hence why cutting the real estate agent works for me.
