It’s hard to manage a huge property with lots of apartments, but I do the best that I can.
I have a staff that helps in the office. I have a couple of leasing agents that help to show apartments to tenants that are looking for a new place to live. I also have an assistant manager that helps me balance the books and keep all of the rental payments in order. I have two people that work as groundskeepers in the morning. Each morning they have to get up at 5:00 a.m. or as soon as the sun comes up and clean the property. They sweep all of the sidewalks and get rid of any trash. They make sure that the area near the garbage cans is clean. I also have an entire maintenance staff. The maintenance supervisor has three people that work under him. They provide lots of repairs to the property and the apartments. They handle lots of different problems from plumbing to heating and cooling repairs. They don’t handle any repairs regarding the pool. We have a separate company that handles all of the pool repairs and maintenance. The company comes to the property on Mondays to clean and service the pool. Last weekend there was a problem with the pool heating system. There was no heat in the pool on Saturday or Sunday and a lot of people complained. I wasn’t going to contact the pool maintenance company on the weekend when they were going to be there on Monday already. I knew it would be easier to wait until my regularly scheduled appointment.
