I never noticed the damage to the roof

I called a couple of different roofing contractors after I noticed some water pooling on the roof of the building.

  • I manage the apartment building which has 24 units.

Six of the apartments have one bedroom and one bathroom. They are rented as efficiency units. Six of the apartments have two bedrooms and one bathroom. We have a couple of small families in these apartments as well as some single people or roommate situations. The other 12 units in the apartment building are all three bedroom and two bathroom apartments. The apartment building is quite large. Most of the time all 24 units are rented and leased. I often have to deal with problems inside of the apartments like issues with the air conditioner, radiator heaters, dishwashers, and garbage disposals. One of my tenants called me because she said there was water leaking down the window in her living area. The window is facing the street and it had not rained in several days. The first thing I did was go up to the roof. I went to the area above the spot where the tenant was complaining about a water leak. There was a problem with the rubber asphalt roof. I could see there was a bubble and a small amount of water pulling at the area. I immediately called the commercial roofing contractor that handles all of our problems. There should not have been a bubble in the rubber asphalt roof and I knew that was a sign of trouble. After the contractor tore up part of the rubber asphalt roof, it was easy to see the leak.
